The Main Story...

…Luxury sales lift averages as holidays and rates may cool demand…

October closings and average sale prices by Sussex County quadrant.

October’s multimillion-dollar closings helped lift East of Route 1’s average sale price, with stronger sales activity there and west of Route 13.

The middle quadrants recorded fewer closings and modest average-price gains or flat pricing—a reminder that countywide averages don’t describe every neighborhood.

Newly pending contracts by week in Sussex County.

New contracts edged higher in the latest week, but activity remains below the recent peak.

Holiday plans may keep more buyers on the sidelines, while higher borrowing costs could reinforce a quieter pace over the next few months.

30-year fixed mortgage rates and estimated monthly payments for November 2026.

November begins with slightly lower mortgage rates than October, offering a little payment relief.

Rates remain substantially above last November, however, limiting buying power and potentially adding to the holiday season’s expected slowdown.

Sum It Up

🏠 October’s luxury transactions left their clearest mark east of Route 1. That stronger average reflects the mix of homes sold, rather than uniform gains for individual properties.

📊 Contract activity steadied in the latest week, although it remains softer than the recent high. A thinner contract pipeline could mean fewer closings ahead.

💰 Early November rate relief helps, but financing remains considerably more expensive than a year ago, keeping monthly budgets under pressure.

☀️ Holiday commitments and affordability constraints could work together to cool demand through the coming months. Sellers should plan for patience and price for their immediate competition.

Accredited Buyers Reprensentative

I'm proud to say that recently I became an Accredited Buyers Representative through the National Association of Realtors.

This accreditation is geared toward the nuances of a Buyer and Seller relationship and how Agency comes into play with Unrepresented Buyers.

Did you know, if you're a Buyer and don't have an Agency relationship with your Realtor®,
they are representing the Seller, NOT YOU!?
