Several heavy-hitter closings in recent weeks pushed September’s average closed price higher, but that boost is expected to settle.
More importantly, month-to-date transaction volume is running considerably below a year ago, making the slowdown in closings the stronger market signal.
Pending activity rebounded this week after two softer weeks, showing buyers are still engaging even as the pace remains uneven.
The recent range suggests demand is active, but not building into a sustained surge.
Mortgage rates edged higher again in September, keeping estimated monthly payments modestly above August.
Affordability remains a key part of the conversation, so even small rate moves can influence buyer timing and purchasing power.
